Preparing for the Listing
Before we put the home on the market, we will create our marketing materials. We will get a virtual tour made and have professional photos taken. We will also make the flyer and brochures for showings.
Multiple Listing Service
Your home will be included in the Multiple Listing Service at no cost to you. This will allow other agents to see the details of the property online. The professional photos and virtual tour will be showcased here.
Online Marketing
Online home searches are increasing, and we are responding through advertising on a variety of websites. We will post your listing on our websites: thenorthcountylife.com, hoguebelong.com, as well as other websites such as: Sign on San Diego, Realtor.com, and more.
Virtual Tour
This is an exclusive interior an exterior simulation that captures the selling features of the home. A virtual tour can attract more buyers and entice them to set up a time to view the property.
Lockbox
Depending on your preferences, we can put a lockbox on your home for agents to conveniently use. We will ensure all agents call either Jerrod Waller or Jonathan Stone prior to any showings, and we will coordinate the showing at your convenience. In addition, the lockbox settings can limit the days and times agents can access your home.
Sign
Unless you prefer otherwise, we will place a Hogue and Belong Realty sign in front of your home with flyers in the flyer box. This will generate interest as people drive by and see the property.
Broker’s Open House
If requested, we will have a broker’s open house. This will allow local agents to preview the home and provide feedback about what they think of the price and the home itself.
Open Houses
Depending on your preferences, we will hold open houses weekly, bimonthly, or monthly. Typically, open houses are held on Saturdays or Sundays from 2:00 – 4:00 p.m. When meeting with you, we will discuss times that will provide success and also fit around your schedule.
Brochures
An elaborate summation of the home’s features will be printed into a one to two page color brochure for showings and used for marketing within the community. Professional photographs are used in our brochures. The brochures will help in gaining more interest, thus providing the opportunity to receive and choose from multiple offers.
Magazines
Local and county real estate magazines are an important research tool for buyers in the market. Often, they stay in circulation for months before they are reprinted.
Newspaper Ads
Buyers often live, or are referred by, people living within the community. Hogue and Belong Realty runs advertisements in the San Diego Union Tribune and local newspapers to capture these potential buyers.
Target Marketing (Direct Mail)
We promote the home’s unique features by designing a mailing that will target buyers from specific areas.
Showing Follow-up
After every showing, we will contact the agents to get feedback from them and their clients.
Status Reports
We will email or call you regularly with updates on the interest in the property, as well as actions that need to be taken, current and planned advertising, feedback on showings, and changes in the market conditions that will affect the sale of your home. Status reports are an important aspect of the real estate transaction.
